But just what is 'Northern Virginia'? Well it is the part of the Washington DC metro area in Virginia stretching along Route 7 to Leesburg, the Interstate 66 corridor from Arlington to Manassas, Tysons Corner to Dulles, and from the Interstate 95 corridor from Arlington to Woodbridge.


   SHORT SALES ARE NOT FOR EVERYONE 

As sellers and lenders try to reduce the number of foreclosures,  sellers are led to believe that getting a contract to purchase their home,  will give their the seller's lender motivation to agree to a Short Sale to prevent the property from going into foreclosure.

If only this were true.  The fact is that most lenders do not approve short sales,  even if it is in their best interests.

Short Sales appear on your credit report as "pre-foreclosure in redemption",
Less impact on your credit score  All mortgage debt is fully discharged BUT
Foreclosures appear as "debt discharged due to foreclosure".


The problems for most buyers in trying to be the successful purchaser for a shortsale is time.
The shortsale process takes several months.  It should begin by the seller notifying the lender that a short sale is commencing.  Documentation from the seller should be sent to the lender.

After the documentation is received by the lender,  to included a listing agreement, BPO or CMA,  a contract,  hopefully,  is short in coming.

Getting a lender to approve a short sale is primarily economics. You have to provide hard numbers,  usually a HUD1 helps,  to show that the amount of money a bank will realize on the short sale is better than the amount it may recoup from foreclosing on the property and selling the property as a foreclosure or REO.

BEFORE YOU BUY FROM A BUILDER!


 

MYTH 1 I CAN SAVE MONEY BUYING A NEW HOME FROM A NEW HOME BUILDER WITHOUT AN AGENT!

 

FALSE    There are no discounts given to an unrepresented buyers.  All options & closing cost credits are established in advance for all purchases.  It would be discrimination to penalize a buyer by a higher price because of  buyer agent representation.

 

 

MYTH 2 - PRICES ARE ALREADY ESTABLISHED, THERE IS NOTHING TO NEGOTIATE,  THERE IS NOTHING AN AGENT CAN DO FOR ME! 

FALSE   Depending on the market,  not all prices are established.  Agents are still able to arrange flexible terms for earnest money deposits,  as well as pointing out to Builders and Buyers areas in the contract for negotiation.  

 

MYTH 3 - I DON'T LOSE BY NOT HAVING AN AGENT.

 

FALSE    In fact, you can lose your earnest money under certain circumstances & suffer consequences of not adding IMPORTANT resale features, not complying with time sensitive conditions in the contract and a misunderstanding of the Home Owner Documents provided at the time of contract signing which provide a contingency in the contract.

 

MYTH 4 - AGENT REPRESENTATION COST ME EXTRA MONEY AND INCONVENIENCE. 

 

FALSE   When in fact, nothing can be further from the truth.  It is all benefit and no cost.

 

MYTH 5 -  I DO NOT NEED ADVICE, EVEN THOUGH I AM MAKING THE BIGGEST PURCHASE OF MY LIFE,  I HAVE READ LOTS OF ARTICLES OR I HAVE PURCHASED A HOME THRU A BUILDER BEFORE.

 

FALSE   So untrue!  Each buying experience is different with varying factors to be considered which may be:  a more expensive home, new & different financing options, builder reputations, location factors, features expected for this price range even though I don't need it,  etc.  You really dont know what you need to be aware of until not knowing it becomes a problem.  You should always have someone working in your best interests in the purchase of any home.

 

MYTH 6 -  THE PERSON AT THE BUILDER SITE WORKS FOR BOTH OF US.  THEY MAKE SURE I DONT MAKE ANY MISTAKES!

 

FALSE   The site representative is either an agent/representative for the seller/builder or the builder's employee.  Now who do you think they REALLY work for?
